Lifetime Homes standard mandatory from 2013

According to an announcement at the end of last month by the Department for Communities and Local Government (CLG), by 2013 all new homes will be built to age-friendly Lifetime Homes designs, currently referenced within the Code for Sustainable Homes (CSH). To accelerate the process, from 2011 all new social housing will be built to the ‘Lifetime Homes' standard.

The standard comprises 16 separate measures which seek either to provide accessible features from the outset, or to allow easy and cost-efficient adaptation at a later date. And according to TRADA Regulations Consultant Rupert Scott, ‘We can expect changes to Part M in due course, reflecting the philosophy and practical measures in Lifetime Homes.'

CLG is aiming to make the Lifetime Homes standard mandatory within the CSH in a phased manner:

  • Level 6 only - from 1st May 2008
  • Level 4 and above - from 2010
  • Level 3 and above - from 2013.

Mr Scott added, ‘However, by 2013 no one will be building to such a low standard so this last point becomes meaningless.'

Many of the lifetime home standards were incorporated into the Scottish Technical standards, Sections 3 click here and 4 click here in May 2007.
