ODPM consultation on a Code for Sustainable Homes
The Office of the Deputy Prime Minister has published its "Proposals for introducing a Code for Sustainable Homes". The document can be viewed on the ODPM website, or copies obtained from ODPM, PO Box 236, Wetherby, West Yorkshire LS23 7NB. Tel 0870 1226 236. Comments on the document must be submitted by 6 March 2006. The Code proposes six essential elements: - Energy efficiency of the building fabric and appliances in the building
- Water efficiency
- Surface water management
- Site waste management
- Household waste management.
Minimum standards for these essential elements must be met if a home is to meet Code standards. Additionally there are six features which may be incorporated: - Lifetime homes ű internal adaptability for use by an elderly or disabled person
- Additional sound insulation, especially in apartment developments
- Private external space
- Improved security
- A home user guide.
Five levels of scoring are proposed: - A base level that meets the minimum standard in each of the six essential elements
- Three further levels that deliver all of the minimum standards and higher levels in some of the essential elements or including some of the optional elements
- A level which delivers 80% or more of the Code.
Proposed minimum standards for the essential elements and a proposed system of additional code points are included in Appendices in the consultation document, along with a partial Regulatory Impact Assessment.
