Building Regulations (England and Wales) - Proposals for amending Part B
The Office of the Deputy Prime Minister has issued Consultation documents relating to its proposals for amending Part B (Fire safety) of the Building Reglations. The documents can be viewed online - comments must be submitted to ODPM by 18 November 2005. The consultation documents are in 3 parts: Part 1 includes a Regulatory impact assessment, details of relevant research projects, Code of practice on consultation and, in the printed version, a Response form (this is available separately online) Part 2 comprises the proposed new edition of AD B Volume 1 for dwellings Part 3 comprises the proposed new edition of AD B Volume 2 for buildings other than dwellings.
The letter from ODPM to consultees highlights the following most significant changes that the Government intends to make: - Amend the provisions for smoke ventilation of common access areas in apartment buildings
- Provide for an additional smoke alarm in apartment buildings and dwellinghouses
- Provide for a suitable system of smoke alarms where a domestic extension is proposed
- Provide for cavity barriers in dwellings and non-dwellings
- Introduced provisions for measures on inclusive design
- Introduce a national maximum unsprinklered compartment size for warehouses
- Design compartment walls to take account of deflections during a fire.
